TERRACED ESTATES
A collection of semi-custom homes set into a steep hillside site.
The premium hilltop location of these villas places them at the top of the local market, but also presents a design challenge due to the natural terrain. These large homes could easily overpower their surroundings and spoil the very thing that adds so much value, the hilltop site.
Each lot needed to be treated as a custom project. Unique plans were designed to fit a series of terraces set into the natural slopes of the hill. The homes live on multiple levels which allows all rooms to connect directly to the site. The orientation of the terraces and their rooms maximized privacy and distant views.
The exterior design of these homes was based on the California interpretation of Spanish, Italian, and French themes. As the design progressed, the local market evolved. Buyers now wanted a much richer expression on the exterior, so we ultimately re-designed the homes using all-natural limestone and a richer level of detail.
The result was four special homes that set records in the local market.
