Premium country estates on islands within a picturesque lake give this exclusive community the privacy and security its luxury buyers want.

Over the past decade this developer built a community featuring high-rise apartments, townhomes, and small single-family homes.  The rolling hills and lush landscape of this community create a beautiful setting and is a main selling point for buyers looking to escape the busy city.

One final parcel remains, and the developer wants it to be a signature collection of homes.  To set the stage, a lake was constructed with multiple islands linked by bridges and walking trails.  These islands are a wonderful setting for the luxury villas we were asked to design. Each lot enjoys direct access to the lake and wide-open water views.

Although the homes are a builder product, the team wanted a community with the character of a custom home project. Variety was key so we designed 16 different villas in a wide range of sizes and classic styles. We carefully plotted the homes on the island sites to avoid repetition and assure the best homes sit on the best lots to maximize values.

The lifestyle of the plan layouts emphasizes living on the waterfront, so all rooms and outdoor spaces have lake views. Since the lots were so large, we were able to move the garage to the basement level.  This space on the main floor was dedicated to living and more rooms can be focused on the beautiful site.

The exterior styling is important in this market where the exteriors need to express the high quality of the villas. A variety of classic styling was selected including our interpretations of English Manor, French Chateau, Italian Villa, and Summer Palace. Forms and details were carefully designed to fit the character and allow for expansive glass walls to see the water views. Rather than all stone exteriors, we chose to include brick and smooth finished plaster for variety.  This gave the community a wider range of colors and textures than would have been possible with only honed natural stone and enhanced the feeling of a custom community.
